In part 2 of this series on Building a Team, host Dan Lesniak talks about step 2 of building a team, or what he calls the “We Do It” phase. In step 1 (episode 431), Dan suggested first hiring administrative support and an inside sales agent. Once you’ve done that and increased your production with this team, and getting to the point where you are closing five or six deals a month, then you should grow your team by hiring a buyer’s agent. There are various ways to do this including the traditional 100% commission model. However, there is also another model: hiring a partner agent, who comes on board in a salaried role and gets a percentage of the commission and bonus on the deals they close. Later on, you will probably need to hire a listing agent. From that point, going forward, you may also need to hire someone to help with marketing and/or additional administrative support. Your focus now should be hiring to help serve more clients and more people in the real estate industry. Part 3 will focus on additional steps to grow your team.

In this episode, host Dan Lesniak describes the process and steps of when and how to go from being a solo agent to bringing on support. If you are closing at least two deals per month, that is the time to start bringing on support. If you’re not closing at least two deals a month – you need to continue to focus on lead generation and conversion. Once you decide to start building your team, your first hire should be an administrative assistant. They should be doing all the low value things that take up a lot of your time as an agent. Dan cautions against bringing on a buyer’s agent as your first hire – if you do that, you will now be doing admin work for not one, but two people. Your second hire should be an inside sales agent – someone who spends about half of their time on the phones, following up on leads, and producing at least three to four appointments a day. Once you get to this stage of your first two hires successfully executing for your team, you’ll be reading for part 2 of building a team – in the next episode.

In this third and final part of this three-part series, host Dan Lesniak goes over the reality check analysis real estate agents should be having with clients up front – before you show them any homes or present them with any properties. You need to figure out their price point, the type of homes they are looking for, including the size, the features, and the ideal locations whey they are interested in living. Once you put that data into the MLS, it will allow the MLS to show them the results – including the reality of the cost and availability of the kind of home they are looking for. In this first part of a three-part series, host Dan Lesniak walks real estate agents through the process of how to close more buyers in 2023. We are returning to a normal market. To close more buyers in 2023, agents are going to have to have good sales skills in order to find success. The first basic thing to do when working with a buyer is to get a buyer-broker agreement signed. While this is a very basic step to take, most real estate agents today are not doing it. This is not a tool to hold over the buyer’s head to force them to buy a home. Rather, it is a signal from the buyer that they have a commitment to you as an agent and it’s a commitment from agents that you are going to do everything you can to find them a home that is the best fit for them. This gives agents an opportunity to walk buyers through the process of buying a home up front and what value agents are adding to the equation for buyers.

In episodes 421 and 422, host Dan Lesniak went over parts one and two of how to get more listings in 2023. Those were focused on preparing to have a conversation with your client at the listing appointment and developing the right marketing strategy to sell the home. In this episode, Dan focuses on the third part of a strategy to get more listings in 2023: setting a communications strategy with the seller. Set the tone up front that you will be providing them with a weekly report and make sure they are comfortable with that. Dan outlines what the minimum amount of information you need to have in that report. That also is not the limit to your communication with them. During the course of the week, you might need to call or text them with any larger updates. But the weekly report will give them the broad scope of what is happening with the home and all the things you are doing to try to sell it. Every element of this is part of the feedback process from potential buyers and in the feedback that you, as a real estate agent, are providing to your seller.

The main way people get there is a long journey. It takes a large investment to be able to get to a point where you can make $10,000 or more a month in income through real estate investments such as long-term or short-term rentals, or even multifamily investments. Most agents don’t have that kind of cash available and it takes them many years to get there. Some turn towards managing the properties themselves, which takes time away from their sales business. Others attempt to pool their money together with other investors, but that just reduces their share of the profits.
